Hi. New to the server. I've played for around two days. Is the server a ghost town? Why haven't I seen anybody around? I have only ran into one person and seen quite a few vendors.

Hi welcome to the server!
Best way to connect with everyone is really through our discord instead (link is in my signature). The afkers and main chat really all migrated there instead. Whoever's playing is probably grinding or in party and has filtered out everything except battle messages and party chat.
With 9+ custom towns and even more possible points to save with, people scattered far from pront long ago to avoid the merchants. So even if you want to catch a glimpse of folks when they're restocking at Kafra or using healer, players are very, very scattered these days.
I'll make an assumption that the King who joined us in discord today to chat during my work hours is also you. If that is the case, hello again then! If not, then hope to see you in discord as well!

Some people have different timezone to play, some just hunt alone so none sit in the city.
